Bathroom Renovations in Springfield Lakes

Australia's largest master-planned community

Springfield Lakes is a suburb in Greater Springfield, a 2,850-hectare master-planned community that Wikipedia says is the largest in Australia and more than half the size of Cairns. It was officially named and bounded in 2000. The 2021 census counted 17,211 residents, up from 15,318 in 2016, which is growth of about twelve per cent in five years.

Three lakes, many villages

The suburb takes its name from Spring Lake, named after nearby Spring Mountain, Regatta Lake, intended for water sports, and Discovery Lake, named for adventurous terrain. Lendlease developed it as a series of villages, including Bridgewater Chase, The Escarpment, Lakeside, Olive Springs, The Promenade, The Peninsula, The Summit and Wildflower Ridge. Homes in each village were built at different times to different styles.

Rail and bus links

The Centenary Motorway forms the north-western boundary, with the Springfield railway line running parallel to it, and a foot bridge over the motorway gives access to Springfield station. Bus route 528 links Springfield and Springfield Central stations, and route 533 loops through the southern part. Good transport helps tradespeople reach you, but ask each business whether travel is included in its price.

Schools and a church

Springfield Lakes State School opened in 2007 and Good Shepherd Catholic Primary School in 2013. Our Lady of the Southern Cross Catholic Church was blessed by Archbishop Mark Coleridge on 1 September 2017 as the first Catholic church in Greater Springfield. A suburb this recent means most houses are young, so bathrooms are likely to be on their first fit-out.

What a young house needs

A bathroom less than twenty years old usually needs updating for taste, not for failure. The brief is often a new vanity, tapware, tiles and a screen over the existing layout. Say that clearly, and ask each business to quote keeping the plumbing where it is. A national guide from a labour-hire business gives $5,000 to $12,000 for a cosmetic refresh, though not an Ipswich price.

Reading a line-item table

That guide splits a mid-range six-square-metre bathroom into strip-out, plumbing, electrical, carpentry, waterproofing, tiling labour, tiles, fixtures, screen and painting, adding to roughly $21,500 to $41,500 before margin. A quote delivered as one lump sum shows little, so ask for a breakdown. The guide says a builder or bathroom company then adds 15 to 25 per cent.

A Queensland licence note

In Queensland, the QBCC requires a licence for building work above $3,300, and for plumbing and drainage at any value. Electricians are separate. Check each person, and ask the business to say who will be on your site each day.

Three lakes and a footbridge

The suburb is named for lakes: Spring Lake, named after neighbouring Spring Mountain, Regatta Lake, meant for water sports, and Discovery Lake, named for its adventurous surroundings. Lendlease built the suburb as a series of smaller villages. A footbridge over the motorway gives access to Springfield railway station, with the line running just north of the highway.
